 Services and FeesOUR SERVICES1. Complete Buying ServiceWhether you’re looking for a new home or investment property, RedRoof can take care of everything for you. We establish your requirements upfront, advise you on your options, and search the Brisbane market to find the right property for you. We provide you with in-depth research and a market appraisal on any recommended property, so you can make an informed buying decision. We negotiate the best deal for you using proven auction/negotiation strategies, and then manage the contract through to settlement. This includes liaising with your solicitor and financier, attending the building & pest inspection, conducting a pre-settlement inspection, and handing over the keys! We can put you in touch with our recommended suppliers, including financiers, solicitors, building & pest inspectors, insurance brokers, property managers, quantity surveyors, and even architects, town planners and builders if you need them. 2. Property Appraisal & Negotiation ServiceIf you’ve already found the property you wish to purchase, or just prefer to do the searching yourself, RedRoof can take the guesswork out of buying property. As part of the Purchase Negotiation Service, RedRoof will inspect your chosen property; provide you with a Market Appraisal report and an estimate of market value; negotiate the contract or bid at auction to purchase the property on your behalf; and monitor the contract and address any issues until its unconditional. 3. Auction Bidding ServiceIf you’ve decided to purchase a property that is going to auction, but are apprehensive about bidding or just want to remain anonymous, RedRoof can maximise your chance of success by bidding on your behalf using proven auction strategies. And if the property is not sold under the hammer, we will negotiate with the Selling Agent after the auction, to purchase the property on your behalf. 4. Appraisal Service – for Buyers or SellersIf you already have a property in mind to buy and want peace of mind that it’s a good investment, OR if you are planning to sell your own property and want an unbiased opinion of market value, we can help. RedRoof can evaluate the property and area and provide you with a Market Appraisal report with information on the property, the suburb, the market, and any matters affecting market value of the property. OUR FEESRedRoof utilises a scale of fixed fees which are less than the commission set in the Property Agents and Motor Dealers Regulation 2001. We don’t charge any additional fees or expenses. Once you appoint us the fee does not change – even if you increase your budget. We structure our fees this way because we don’t think it’s ethical for us to profit from you spending more money on your property purchase. For investors, our fees may be tax deductible depending upon your individual circumstances – check with your accountant or financial advisor.
